The self-described “life plan community” will consist of two apartment towers connected by a five-story shared podium that will feature ground-floor retail and building amenities. Site work commenced in spring 2020 with the removal of the existing lowrise office building. The Mather is one of several upcoming developments that make up the “Arbor Row” neighborhood near the Tysons Galleria Mall.
Mather, the development’s namesake, owns a fifty percent stake in the project, and is known for its senior living communities in Illinois and Arizona. The Tysons building will be the organization’s fourth such community. The Evanston, Illinois-based non-profit specializes in research and support to help older people “age well.”
Construction will commence in two phases. The first phase, which will include the building podium and an apartment tower up to 27 stories tall, is currently in site plan review with the county and should begin construction soon. According to Mather, 70% of the 186 units are reserved already, with the first residences scheduled to deliver in 2023. The second phase, a shorter 19-story tower with 114 units, will begin the reservation process next year, with the goal to complete development in 2025.
Within the building’s first five levels, planned resident amenities include wellness facilities such as an indoor pool, exercise studio, and gym; dining options including a “euro-style” cafe, formal dining room, bar and lounge, and casual restaurant with grab-and-go options; assisted living facilities to include skilled nursing and memory support; and a hotel-style guest suite. The towers will feature seventeen different floor plans ranging from small one-bedroom units to spacious residences over 3,000 square feet in size.
The Mather will continue the evolution of Tysons’s urban form. The developer has proffered to include over an acre of publicly accessible park space on the property, which when combined with the neighboring property to the south, will total over three acres. The park will include a connection to the trail running behind Arbor Row. Residents will also have access to an acre of private outdoor green space on top of the building’s below-grade parking area.
In the direction facing Westpark Drive, the building entrance will be flanked by a pair of publicly-accessible retail spaces, totaling 13,000 square feet in size. Parking for the community will be provided by valets and utilize a mechanized system to save space. For those visiting without a car, the Tysons Corner Metro station is less than a ten minute walk away.
The taller of the two towers (“Building B”), which will deliver first, will be about 305 feet tall when measured from the average grade. The architectural height from the ground floor entrance to the top of the building parapet will be approximately 321 feet, which would make it the tallest building in the immediate vicinity, although from a skyline perspective the Ritz-Carlton hotel will stand higher due to its uphill location. The second tower (“Building C1”) will measure a little shorter with an architectural height of 231 feet.
The apartments are exclusive to seniors age 62 and above. The community requires a one-time entrance fee starting above $600K, in addition to a monthly fee that will range from anywhere between $3,500 to $13,700. Fees will depend on the size of the residence and the assisted-living options that residents choose. The entrance fee is partly refundable when the resident leaves the community.
