The Hanover Company, a real estate company based in Texas, is constructing a midrise apartment building at the corner of Jones Branch Drive and Westbranch Drive in the Tysons North Central District. The site was formerly occupied by the Stafford Building, a six-story Brutalist-style office building that had been vacant for some time. The building was demolished in June 2019, site preparation for the new building commenced in January 2020, and construction began in March. Work is expected to be completed in late 2021.

The seven-story building, tentatively named “Hanover Tysons,” will contain 412 apartment dwellings, 69 of which will be designated as Workforce Dwelling Units. The building will also include 3,000 square feet of retail. The property zoning allows for up to 5,700 square feet of retail, so, like other similar buildings in the neighborhood, retail conversion of some of the ground level apartments is possible in the future.

Workforce Dwelling Units (WDUs) are provided through a Fairfax County program that guarantees an affordable, subsidized price for renters whose household income is sufficiently low. Common thresholds for the WDU program are between 60% and 120% of the area median income. WDUs are one of the mechanisms that help residents with lower incomes who work in Tysons to afford to live there, especially entry-level and service employees, and encourage them to avoid long commutes by living near where they work.

The building will be in the “Texas Doughnut” style with a completely enclosed above-ground garage. Some of the buildings amenities may include a theater, fitness room, and business center, as well as an interior open-air courtyard with a pool, lawn, firepit, and grill. The Hanover Company has proffered the construction of two new streets around the building, as well as an acre of land to the south for a public park. These infrastructure improvements will help connect the property with the other buildings currently in development nearby.
