The Edmund, an apartment building opening this November as part of Reston’s Halley Rise mixed-use development, will feature a Chase Bank branch on its first floor, according to recently pulled permits and an online job posting. The location referenced in the posting is 2037 Fulton Place, which is consistent with the building address. On the second floor, a Wegmans supermarket is the building’s other known retail tenant, and is an anchor for the project.
The Edmund‘s ground-floor retail space, totaling more than 5,000 square feet, might ultimately be split between two or three tenants, but it is unknown if any other leases have been signed. Typically, bank branches in an urban setting are between 2,500 and 3,500 square feet in size, so it can be assumed that Chase is not taking up the whole space. Wegmans is scheduled to open in 2023, and it is likely that other retail stores will be ready once the grocery store is available to bring visitors.
Construction has not yet commenced for the project’s other blocks. Two existing office buildings and a parking garage will remain during the development process, which is planned to bring four more blocks of dense high-rise residential and commercial buildings. Although a Pinstripes bar and bowling alley had been confirmed for the development in 2019, the Reston page on the Pinstripes website no longer exists. It was reported that movie theater chain Cinépolis was close to making a deal as well, but no news has surfaced since then. Last year, Brookfield Properties insisted the project was on schedule to deliver an office block in 2023, but no ground has broken yet.
Halley Rise was approved as part of a flurry of dense new development projects spurred by the construction of the Washington Metro Silver Line, which will open a station just a short walk from the new construction. Another major project near the new station, Reston Gateway, is supposed to open its first phase next year. No firm date has been provided for the opening of the new Metro station, which will provide important connectivity to the new developments.
